The market is no longer in freefall; it is stabilizing.
What stands out this month: Condo apartments saw their days-on-market drop sharply — from 55 days in March to just 32 days in April. That is a meaningful signal. Buyers who have been watching the condo segment are starting to act. Prices remain down roughly 9% year-over-year on the HPI, and the SP/LP ratio of 96% still gives you genuine negotiating room — but the window may be narrowing if this trend continues.
Freehold townhouses in the $700K–$850K range remain the most competitive segment. They sold at 99% of list price in April — just off the 101% we saw in March.
